I thought I would pass along some local real estate information today so that everyone understands that real estate is LOCAL!! You can't rely on the news or media to tell you what is going on in real estate. They are always talking about national numbers. One thing I heard at a recent conference is this: I can tell you the average temperature for the United States...it might be 76 degrees, but is that what it is here in Central Texas...NO...it's been a 100 or more for like 50 days this year...so weather is local. And so is real estate!
SO, with that being said, let's look at the Williamson County and Liberty Hill real estate numbers. The sales numbers from our record highs in 2007 are down about 20%. That is incredible considering just a few months ago they were down close to 40% from the high sales records. The number of homes for sale is down though along with the number of sales, so our pricing is staying in check...mainly flat pricing over the last 2 years. Williamson County has about a 6 month supply of inventory overall, and that is considered balanced. The number of days on the market has increased about 30% but is still under 90 days!
Liberty Hill sales are down about 25-30% from the high. Again, the number of sales and the inventory have dropped keeping prices relatively level. The area has between 9.5-11 months supply of inventory depending on the market segment which tells us we are in a buyer's market. BUT, not a severe buyers market where the buyers can make ridiculous offers and expect to get them worked out. Out of 122 residential sales over the last 12 months, we have only had 10 foreclosures sell (6 of those were manufactured homes...so only 4 houses). That is a very small percentage of the market...again going back to our real esate is a local market. The one concerning statistic to me is the days on the market has increased about 70%...from around 70 days on the market to around 120. But with prices staying relatively flat, that is still not bad.
So remember if you are in the market to buy or sell or know someone who is, make sure you get the local facts of what is going on...you want to be an educated consumer in the marketplace so that you can make as good of a deal as possible.
