I want to use this Blog as a source to keep you updated on our local real estate market and other things that go on in our local areas including the Liberty Hill, Georgetown, Leander, and Bertram areas.  In doing so, I hope to pass along some POSITIVE news about the real estate industry, especially in our local areas as compared to the national news you hear about.  I ran across yet another article from Forbes.com that shows Austin as the #4 Best Seller's Market...but this still means that the sellers need to be in tune with what the market says their property is worth...but this still shows positive news about our area!!!

"4. Austin, Texas

In this affordable Lone Star State market, construction rates are in line with job growth and population increases, and as a result vacancies have remained steady at a healthy 1.5%. The Austin metro area boasts the country's fastest job growth (4.1%), based on Bureau of Labor Statistic records. The city won't benefit from the change in conforming loan rates, but the market isn't so overextended that it desperately needs better access to capital."

We must all stay positive about our area and the growth that we should be seeing, and forge forward through these times of negative press!!  We are also starting to see the Liberty Hill Real Estate market liven up with more and more activity each day...

That time of the year is upon us again...the time where our property tax appraisals come out.  Remember that if you feel the appraisal is above the market value, you have the right to protest that value with the appraisal district.  You will need to be armed with some comparable sales to prove your point, so be prepared with as much data as you can that will help you get the value lowered.  If you are in the Liberty Hill, Georgetown, or Leander area, we can even help you print out the comps for you to take with you.  Other things you should look for to be correct is the size of the property, correct size lot, square footage, etc.  Also, be sure to file your protest on time.  The form you receive with the appraised value will have the instructions on how to file your protest.  For information in Williamson County, you can visit their website at www.wcad.org.  And Good Luck!!

Just wanted to remind everyone about the Liberty Hill BBQ cookoff that will be going on this weekend.  I not 100% up to speed, but I know there will be many contestant booths for you to "test" their BBQ.  There will be live bands playing both Friday and Saturday nights.  There is also a carnival set up for the kids to enjoy!  I hope everyone has a great time and stays safe...

Finally, a positive article about the economy and the housing market.  This doesn't mean the housing slowdown is over, but should be evening out.  Buyers in the marketplace should take note that things are probably about to turn though, and they should not sit on the fence anymore...NOW IS THE TIME TO BUY!  As the economy picks back up, the interest rates will probably increase as well, so it is well advised to take advantage of the incredibly low rates, and get out there an buy.  For help in the Liberty Hill, Bertram, Georgetown, or Leander areas with real estate, give us a call!

Real Estate Outlook: Index Says Positive Growth Underway

You might not hear much about them on TV or in the papers, but there are some economic signs popping up right now that are -- at the VERY least -- encouraging for housing and real estate.
Take the gold standard of all forward indicators for the U.S. economy -- the Conference Board's "Index of Leading Indicators," which is based on a broad survey of industry data and predicts economic activity three to six months down the road.
The latest Conference Board index registered its first increase in six months. Now I know that all we hear about these days is recession: it's either already here or it's about to happen.
But the index suggests that there should be positive growth underway in the second half of the year, if not sooner.
Buttressing that forecast is a new report from the National Bureau of Economic Research which found that industrial production in the U.S. showed an unexpected uptick in March.
Here are some other noteworthy developments this past week:
  • Applications for mortgages to buy houses were up again, it was the second straight week, according to the Mortgage Bankers Association of America's national survey. Applications for FHA loans to buy houses jumped by three and a half percent -- and conventional purchase applications rose 2.1 percent.
  • The federal government reported that house prices nationwide stopped their slide between January and February -- and actually increased by six tenths of one percent.
  • Interest rates remain well under 6 percent, according to the Mortgage Bankers, with 30-year fixed rate loans last week averaging 5.74 percent and 15-year loans at 5.27 percent. The Federal Reserve is likely to knock another quarter percent off short term rates next week.
  • Freddie Mac announced plans to pump up to 15 billion dollars into the "jumbo conforming" loan market -- those are for high cost areas that really need some stimulus right now, like California.
Now, we're the first to admit that these positive-sounding economic developments are not ballgame-changers for real estate.  We've still got lots of housing inventory to sell before calling an end to the down cycle -- and total sales dipped 2 percent in March, according to the National Association of Realtors.
We're still dealing with a lack of confidence on the part of some consumers who are afraid that maybe prices still have a ways to fall.
But here's the point: It's undeniable that there are some glimmers out there that the underlying economy and financing marketplace, which after all are what support real estate activity, finally may be headed in a positive direction. Published: April 24, 2008

The Austin Business Journal just reported a story that once again shows positive signs for the Texas Real Estate Market.  Foreclosures were down over last year and over last month, which shows that we are bucking the national trends.  Our markets never saw the overinflated appreciation rates that many other areas of the country saw, and therefore we are not seeing the bursting of the bubble either:

"Texas foreclosure numbers down, recent report shows
Austin Business Journal
Texas is bucking the national trend of rising property foreclosure rates, according to a California-based research company.
A total of 10,700 Texas properties entered the foreclosure process during March, down more than 16 percent from the volume of filings recorded in March 2007, a recent report by Calif.-based RealtyTrac shows. The March foreclosure figure also represents a decrease of almost 13 percent from filings reported this past February.
Nationwide, a total of 234,685 properties entered the foreclosure process during the month of March -- marking a 57 percent increase from the number of filings in March 2007 and a 5 percent bump from February 2008's mark, RealtyTrac reports."
The Liberty Hill real estate market is still going strong, and we are still seeing properties sell quickly when they are priced correctly, the condition is good, and when they are marketed well!

I ran across a small article about a new development coming up in Georgetown I wanted to pass along.  This continues to show how much growth we are seeing in and around the Georgetown, Liberty Hill, and Leander, TX areas.  The real estate market in these areas are still slated to do well as the growth continues.  Here is the article:

A 600-acre mixed-use project called Goodwater is being planned on the northwest corner of Shell Road and Hwy. 195. The large development will have a small-town feel fashioned after old town Georgetown. The development will be centered around a 40-acre series of lakes and a greenbelt. Goodwater will have an 80-acre central park, tree-lined streets and will be designed with a focus on walkability. Other defining features are native trees and a town center with mixed vertical-use spaces. The first phase will be 135 acres with about 350 housing units.  There will be a wide variety of housing types to include garage apartments, townhomes, bungalows and large luxury homes.

Now that Spring has arrived it is time for some spring cleaning. Especially if you are thinking of selling your house, now is the time to declutter!! Buyers do not want to buy a house that is being overtaken by “stuff.” 
By clutter, I don’t mean newspapers and magazines that are laying around, although paper is a chief culprit—I’m talking about all that stuff that you bought, stored, stacked, thought you would use, thought you would regift, don’t know why you bought it, etc. It’s all the stuff that is stashed in piles in closets, the attic, and in kitchen drawers.
Houses sell faster when they are pared down and orderly so buyers can envision their belongings in the house—not yours. Even if you are not ready to list right away, start packing the little things-the stuff you can live without. As a rule, if it’s smaller than a basketball, pack it up! If you have kids, don’t leave toys lying around in every room. Select a few favorites and keep them in one location such as their rooms, and pack up the rest. Pack up photographs and the kids’ artwork that covers the kitchen cabinets and refrigerators. Too much of this can distract buyers during their tour of your home.
Remember, we all know the market is a little crazy right now, so if you want to get your home sold quickly and for as close to your asking price as possible, take the steps necessary now to get your house ready to go on the market. It will pay off for you in the end.

I wanted to pass along some information about several new parks that will be opening up in the Leander area soon.  I came across an article in Community Impact Newspaper that talked about 7 new parks in the Cedar Park and Leander area that were on the drawing board or slated to open soon.  I hope you enjoy the information and can get out and enjoy the beautiful Texas Spring and Summer weather in one our many local parks!!!

"Leander has new park plans, too. Benbrook Ranch Regional Park, located at the corner of Bagdad Road and Halsey Street, will be completed by the end of May.

The 46-acre park includes a BMX track, disc golf course, softball field, soccer fields, hike-and-bike trails, playscape, group pavilion and restrooms. Funding for the project came in the form of a $500,000 grant from the Texas Parks and Wildlife Department, a $200,000 grant from the Lower Colorado River Authority and leftover 2004 bond funds.

More than 70 percent of the property is part of a 100-year flood plain that would have otherwise gone unused. The BMX course was designed by Land Design Partners and constructed by the Leander public works department. The 18-hole disc golf course is the first in Leander.

Phase two includes a small skate park, athletic field improvements and another pavilion. Due to funding issues there is no timeline for phase two’s completion.

“We’re really behind the curve right now due to the growth. We don’t really have the facilities that we need to satisfy the public demand right now,” Leander Parks and Recreation Director Steve Bosak said. “This will help us with athletics. We’ll have more soccer fields, and we’ll have a softball field. This will also bring services north of FM 2243, which up until now we haven’t had up there.”

The park is also the home of one of three restrooms in Leander composed entirely of concrete. Made by LB Foster, the CXT restroom is prefabricated and delivered to the site ready-to-use. Plumbing and electricity are completed beforehand, so that when the structure arrives it can be placed on the pad immediately. According to Bosak, the restrooms were fully functioning three hours after the landing.

Devine Lake Park

Leander is also putting the finishing touches on Devine Lake Park.

The park opened for public use in November, however, fishing is prohibited until May 1.

After the lake dried up in 2006, catfish donated by H-E-B and chad and sunfish from the Texas Parks and Wildlife Department were put in the lake. In late 2007 the lake was stocked with fingerling large-mouthed bass by a donation from the Texas Parks and Wildlife Department. Fishing has been prohibited until May 1 to allow the population to grow and get established in the new environment.

The park includes a playscape, multiple picnic areas, open fields and an off-leash dog park. It is also the home of Leander’s annual kite festival held the second weekend in March.

Texas X Park

Recent additions to Leander’s Texas X Park has the development on schedule for a 2008 groundbreaking, with a grand opening in late 2009.

“We got excited; it’s our fault. We thought we’d be moving a little bit quicker,” X Park developer Matt Tolbert said of the delays. “We just took a step back and double checked everything. We’re in a hurry, but we’re not. This stuff needs to be done right so you don’t trip down the road when things are really rolling.”

The organizers of the extreme sports venue are currently working on securing all the necessary permits to open a facility of this size and nature. Permit requirements have forced the X Park to make several minor engineering changes.

“We’re just securing the quality of the development and trying to be as environmentally friendly as we can,” Tolbert said. “These permits are tedious, but they’re done right.”

The 203-acre park is located at the corner of Bagdad Road and San Gabriel Parkway. Phase one of the project includes the extreme sports facilities, with phases two through five to include hotels, commercial retail and cable ski facilities.

In February, Leander City Council approved the addition of a 2,500 seat amphitheater suited for small concerts and shows. The amphitheater joins BMX racing, paintball, and motocross as planned features.

One exciting component to be included in the X Park is electronic wristbands. The bands are water resistant and have a computer chip embedded in them that allows users to keep a balance and track movements throughout the X Park. Ideal for children, users need only swipe the armband past an electronic sensor to make purchases or enter other areas of the park.

Parents will be able to monitor their child’s spending and location online and place more money in the account. Visitors can purchase armbands at the park or online.

“The whole community is excited, and we’re excited for them. We’re hoping to deliver a good product to exceed their expectations,” Tolbert said. “The city has been great. They’re the perfect neighbor.”

It seems like every time I turn around lately, there is more positive news about our area and its outlook on growth and in general for real estate.  The Austin American Statesman just had an article naming Williamson County as the 11th fastest growing county in the U.S. of counties with at least 10,000 residents.  We of course see the evidence of that being in the real estate market daily with all the new road projects, new home developments, etc. in our part of Williamson County.  The areas around Liberty Hill, Leander, and Georgetown will see some phenominal growth in the next few years...so get ready and hold on!!!
